How this estimate works
  • Future price = today’s price × (1 + assumed annual price change)^years. The upfront target is your chosen deposit plus your buying-cost allowance, both based on that future price.
  • Savings use an effective annual return and month-end contributions. The extra monthly saving is on top of the amount you already save. Buying now gives an immediate gap instead of a monthly top-up.
  • The mortgage is purchase price less the deposit. Equal monthly repayments use a constant annual loan rate ÷ 12 over the full term. At 0% interest, the principal is divided by the number of months. Rates may change in reality.
  • The mortgage excludes financed fees, insurance/takaful, maintenance and other ongoing ownership costs. The income ratio ignores other debts and does not indicate affordability or lending eligibility.
